Keep your fingers crossed for us!
We have been looking for a house for OVER 2 YEARS (the market is SO MUCH different than in Idaho Falls) we are REALLY feeling the push for a bigger place to call our own with #3 on it's way! This particular house we looked at just about 2 years ago and we wanted it then but it was a little high in our price range, so we decided against it. The family took it off the market and decided not to sell it right after we had looked at it.
Well I got a wild hair a couple of weeks ago and decided I would call the owner of the home and ask if they wanted to sell it WITHOUT a realtor....long story short they called us back and decided that they DID want to sell it, and here is the kicker....for 30 thousand LESS!!!! WAHOOO! So please cross your fingers for us that everything goes as planned (which NOTHING EVER does when you buy a house) and that we will be swinging in a tire swing this summer in THIS backyard!
( I mean really look at those big BEAUTIFUL trees!!)

I love it! It would fit your family perfect. I love the huge trees and backyard. I hope everything goes as planned, how exciting! We just might have to make a visit to swing on the tire swing, Ady would love it!
I am a sucker for big trees!! Jason and I are already keeping our eye on houses with big trees & also trees that look gorgeous in the spring/fall. :) I can't believe the family said yes. It just has to work now! That's a major sign!

Looks like a cute house and has some character. I am so excited for you guys. I can't wait till the day we are able to buy our own house and finally settle down.
